Use:
Office use only. The tenant acknowledges that the premises are to be used as an office only, and that the office is located within a complex that includes a Four- star hotel. As such the tenant�s employees and visitors to the premises shall be dressed appropriately and shall not loiter in the public areas of behave in an unruly manner. The tenant agrees that the landlord has the right, in its absolute discretion to refuse entry of remove the tenant�s employees or visitors who fail to comply with the above requirement.
Gross monthly rental:
- VAT and water consumption. - Services to common areas, security 24 hours per day. - Carpeting - Blinders - 6 telephone lines - Air � condition rooms. - Set up office facilities
Utilities:
The tenant shall pay electricity charges, for consumption within the premises. The Hotel shall provide an electricity meter to monitor use of electricity, which shall be read periodically.
Telecommunication:
The Hotel shall arrange for installation of telephone lines. All telephone charges consumed will be paid the tenant.
Term: Minimum One year
Security Deposit:
Equivalent to three month�s rental. The deposit shall be paid within 7 days from the date of signing the contract.
Back up power:
The Hotel shall provide 100% back up power. The tenant is responsible for all USP systems and is advised to install UPS for all computers.
Sattelite:
The sattelite location is available. The involved cost for installation shall be born by Santafe.
